Dyersburg Real Estate In Lakewood Included

Yesterday I examined the Dyersburg real estate market for the first quarter of 2015 and was amazed at what I found.

The best way to measure what is going on in homes sales is by examining the absorption rate. The absorption rate is  the total number of sales divided by the total number of new listings. When the absorption rate is trending upward(way above 50%) then you know the real estate market is recovering. Notice in the graph what happened in the third month of March. The absorption rate hit 100%. That means for  every new sale there is only one new listing. That explains why I and my agents cannot find enough new listings to show our buyer clients.

Let that go on for 2-3 months and suddenly we have a sellers market and homes selling pretty quickly.

Back on March 10, 2014 I was contacted by the owners of 40 Maple Circle in Lakewood to list their home. It had been on the market for quite a long time but was expired when they contacted me. The yearly fee of $200.00, helps pay for insurance and dam inspections, as well as mowing and lighting the common areas. I have a new family wanting to relocate from Campbell, Missouri to Dyersburg and Lakewood. Her husband works at a steel mill across the river and she also works across the river. Many of his co-workers have bragged on lakewood so they have decided to come and look tomorrow (Friday January 10, 2013).

Today a young lady stopped me at Walmart to tell me that she loves my Dyersburg Lakewood blog. Actually she and her husband are looking to purchase a home in Lakewood. She told me that her mom found my blog and called her and she has been reading and watching for new listings about everyday. I bet she reads this post!
