Yesterday I examined the Dyersburg real estate market for the first quarter of 2015 and was amazed at what I found.
The best way to measure what is going on in homes sales is by examining the absorption rate. The absorption rate is the total number of sales divided by the total number of new listings. When the absorption rate is trending upward(way above 50%) then you know the real estate market is recovering. Notice in the graph what happened in the third month of March. The absorption rate hit 100%. That means for every new sale there is only one new listing. That explains why I and my agents cannot find enough new listings to show our buyer clients.
Let that go on for 2-3 months and suddenly we have a sellers market and homes selling pretty quickly.
