new listing at Lakewood

3 new listings at Lakewood




There are 3 new listings(in Lakewood) that I want to share with my readers. The highest priced one is $210,000(first picture) and it is located at 620 OakRidge Ext. This is a four bedroom,three bath brick home. This home was built in 1994 and features 2788 sq feet heated and cooled area and 2900 sq ft under roof. The basement includes a two car garage and workshop area. The one acre lot touches the lake but you cannot see that lake because of all the trees behind the house(lake is behind house also). If you pay the $200 annual homeowners membership fee then you will have access through the members gate on the main lake.

The second listing(second picture)is a four bedroom, two bath brick home built in 1993. Lakewood fishing rodeo

This Saturday May 12th, the Lakewood property owners association(LPOA) are having their annual fishing rodeo. This tournament is for Lakewood homeowners only. It begins at 6am and ends at 2pm.

Fishing rights

I have had a few of our readers call me to inquire about how to get permission to fish at Lakewood. I told them that I go fishing with a member of the association and fellow homeowner at Lakewood.

If you are part of the association at Lakewood, do you have a provision in your bylaws for associate membership that would allow a non homeowner to fish providing that he paid a certain fee each year. Please contact me if there is a provision for that. If not, perhaps you should consider that as a way to fund extra improvements at Lakewood.

Lakewood updates!


Just wanted to update our readers on what is happening in Lakewood.
First of all, in our last post we mentioned the two lots on Elm Lane selling. Those lots have now been cleared of trees and are being prepared for a very very very nice home.

The home I mentioned on Juniper now has a contract. Folks, almost at quick as property is listed at lakewood(if listed at reasonable price),they are selling.
There is still another property listed that we mentioned in an earlier post that is located at 460 Oak Ridge Road. This home(in picture above) is listed by one of my good friends. I did some research on this home and it does have lake frontage but the lake is a good distance behind the house and hidden by trees.I have to say that I really like this house. It is really layed out well and my favorite part is the workshop in the basement. I predict that this home will get a contract soon. Call me to view this home before it gets away. Fishing is great at Lakewood and two lots purchased!




Yesterday,I took my wife and two little girls to our friend's house on Elm Lane in Lakewood. We took our rod and reels,cane pole, and worms and fished off their boat dock.Boy did we catch the fish. My two daughters Lauren and Erin started catching bream one after another. My wife(Gail) caught a nice catfish. Then our host, James caught a very nice crappie. We must have caught a total of about 50 fish including several little bass that we threw back. James and I cleaned fish last night and we are planning a fish fry tonight.

I mentioned in one of my last posts about selling two lots at lakewood. I can now tell you those two lots were across the street from where I was fishing yesterday.
The total paid for both lots was $33,500. They have somewhere between 300 and 400 feet of lake frontage.After looking at their proposed plans, I expect construction costs to exceed $500,000.

Lakewood is so peaceful and relaxing and just a great place to live. If you are thinking of buying Tennessee lakefront property you will not find a better place than Lakewood. listings at Lakewood




Back in an earlier post I mentioned that there was only one house left listed in Lakewood(447 Walnut). Actually there was another home still listed that we have discussed earlier(26 Chestnut Circle). That home is still listed and available at a price of $189,900(first picture). This is a 3 bedroom 2.5 bath home on 1.20 acres with some lake frontage. These owners are motivated to sell this in order to buy a larger home in the area.

There are two new listings at Lakewood that I want to discuss here, however neither of these are waterfront.

Just listed is 10 Juniper Circle(second picture) which is a 3 bedroom 2 bath home on 1.24 acres. It has an attached 2 car garage, 1750' of living area and was built in 1999.From 9' ceilings,jet tub,dining room and many other amenities and only priced at $166,900, this home will sell quickly.

Tennessee lakefront property lots

Just wanted to tell our readers that I worked with a Florida couple 2 days ago looking for a home in Lakewood. They told me they fell in love with Lakewood and after reading through this blog(several posts) they were hooked. Because of slim pickings on listed homes in lakewood, they asked to look at building lots.

They liked one of the lots I showed them and we wrote the offer. They asked me who owned a lot close by this lot and I told them I would research it. Fifteen minutes later I called the owner of that(not for sale lot) and we negotiated the purchase of that lot. In just a few days, they will be the proud owners of two lakefront properties.

I hope to return in a few days with more information on other lakefront properties for sale in Lakewood.

Sell your Lakewood home now!

I am sitting in the office this Sunday afternoon looking through our MLS for homes listed in Lakewood. Except for the home at 447 Walnut priced at $219,900, there is not any others listed.
There are several families coming to look for homes here and many have been reading our blog and ask about Lakewood. For you Lakewood residents reading this that are considering selling your home, there is absolutely no better time to sell your lakefront property.

If you are moving to the area and looking for lakefront or lake access properties, lakewood should be your first choice. I have many friends that live there and several of these were clients of mine that bought lakefront homes and fell in love with Lakewood.

My flood of Florida customers has slowed some but many California families are making the move to our area and desire waterfront. I hope to return for our next post with some new properties just listed at Lakewood so please come back.

lakefront property in Dyer County



As much as I would like to reserve my writings here to Lakewood, I feel an obligation to my readers to discuss all available lakefront properties in our area of West Tennessee.


At the present time there are only 2 properties for sale at Lakewood(that we have already mentioned) that have not changed in status or price. There is however, a property I previewed yesterday that we need to discuss.


I have included on this posting a picture of the front of the house and a picture taken right behind the house. Right across the road(in front of this house ) is a 2-3 acre lake. So, you have a waterview in front and in the rear of the house. The lake in back of the house is part of this property and it is loaded with hugh catfish. I am not sure of the fish in the lake across the road.


This is a 3 Bedroom, 2 full and 2 half baths home on 5.5 acres. It has approximately 2300' of heated area and a 2 car garage attached to the house(by breezeway). There is also a separate outbuilding/wired shop. This is one beautiful piece of property and it is priced at $249,900. This property is located in the county and is about 15 minutes from Dyersburg,Tennessee.

new lakefront or riverfront client

I have an Arizona customer that called yesterday looking for riverfront property. I told him we do not have much riverfront property here in west Tennessee. I told him that we do sell lakefront properties here in the Dyersburg Tennessee area. What he is looking for is either a house already constructed or land that is waterfront without close neighbors.

(2) Dyersburg Tennessee lakefront properties



It has been a while since my last post but I wanted to update my readers on lakefront properties currently available here in the Dyersburg area. First of all, there has been no new listings at Lakewood and no changes that I am aware of on the few listings that are active at Lakewood.


There is however, two listings at the "Farms" that are waterfront that we need to discuss.

Both of these listings are on Fairway Drive and both have a very beautiful lake behind them.


This first listing is a home that my father-in-law and I built in 1999. We spared no expense and made sure that the view of the lake was maximized in every room. The address for this home is 2026 Fairway Drive. The heated sq feet(according to my blueprints) is 2715'. There are 4 bedrooms and 3 baths. We installed lots of ceramic tile and hardwood and very beautiful cabinets and vanities. The list price for this home is currently $239,900. I am very proud of this home and know whoever I sell it to will be very happy with the quality and lake view. When I was a little boy, I used to fish in this lake and I remember catching a 5 pound bass from this lake. It is still stocked with bream, bass and catfish.


The next listing is at 1978 Fairway. This home was built by an acquaintance of mine also in 1999. It is a 4 bedroom 2 bath home with a bedroom and bath upstairs. There is lots of light colored hardwood in this home and it too has a great view(both homes on waterfront lots)

This home is priced at $249,900.


Both of these are very nice homes but I have to say here that the home at 2026 Fairway is a great buy at $239,900. Just down this street in newer part of the "Farms", new homes are selling for over $100 a foot (heated area). If you are ready for a lakefront home in Tennessee,

My client missed 100 Oak Ridge house!!

Three weeks ago I was showing my Texas clients the home at 100 Oak Ridge in Lakewood(near Dyersburg,Tennessee). Their comments told me they really liked the house. They also discussed putting an offer on the house but decided this was their second pick. We did put an offer on another house(not in Lakewood) and negotiated a contract near the same price that the Oak Ridge house just closed at.
About a week ago we got a call from the listing agent that the seller has changed his mind about selling. My clients could continue to pursue this house but I believe they are ready to find another home. One of the first places we looked was in lakewood so I know they like the area.

Their price range is from $275,000 to $325,000. They are looking for 3-4 bedrooms and need an office and also a game room. The living square feet needs to be above 3000'. The husband really needs some kind of outbuilding or shop or at least have room to build one on the property.

Just wanted to notify our readers that this property at 100 OakRidge road in Lakewood has sold. We featured this property in an earlier post. This property was a real buy at the list price of $279,900 but just sold for $275,000.


If this house got away from you, please call me as there are others who are thinking about listing their Lakewood home.

New lakewood listing!!!


First of all let me update you on a sale at Lakewood. I discussed earlier a home located at 205 Walnut that was priced at $164,900. The owner bought another house (our listing) then put this house on the market. It recently sold for $155,000. I believe this was low but he was a motivated seller.

Now for the new listing at Lakewood. Another company just recently listed the home at 447 Walnut Lane. This 4 bedroom,two and a half bath home has a detached two car garage(w/storage over it accessable by stairway)and a very nice kitchen. Also, there is a finished walk out basement. It has a great view(behind house) of the lake.

I showed this home over the week-end and I believe my clients really liked it. Guess what, I did too. This home has heated and cooled area of 2681 sq feet and total under roof of 3390 sq feet.(as per MLS).

New listing at Lakewood(waterfront community in Northwest Tennessee)


There is a new listing in Lakewood that is not lakefront but very nice. The home is located at 100 Oak Ridge Road in Lakewood(about 4-5 miles north of Dyersburg,Tn)

This home has 4 bedrooms and three baths. This home is 12 years old and features 3014 sq feet

Also wanted to update our readers about a price drop on another Lakewood home I wrote about back on 8/24/2006. The home located at 26 Chestnut Circle has dropped in price from $195,000 to $189,900.

fishing at Lakewood

The small lake I fish in at Lakewood just had alot of fish die. If I am not mistaken, that is called turning over where there is not enough oxygen getting into the water. I believe this is caused by the lake being so small and not much fresh water getting into lake except rain runoff.

If any of the lakewood residents are reading this, would you please click on the comments and tell us if this has happened before and what exactly happened. Or if any of our other readers can shed some light on this please do. I will have to moderate the comments(this means I will just have to approve them as a lot of nuts try to put garbage in the comments)

I know the lake has had lots of moss on the top of the water over a large part of the lake and I am sure this also contributed to the "turning over". I have not noticed any of the other lakes out there doing this. Hopefully there are alot more fish left to fish for in this lake. I believe I will practice catch and release for awhile.

There are lots of beautiful Tennessee lakefront properties in Lakewood and I am proud to tell our readers about the area and what is going on.
