Client wants a lakefront lot at Lakewood to build on

Today I met with a client looking to build a home at Dyersburg's Lakewood Community. He really prefers to be on the water. We had a lot we were ready to purchase but the owner raised the price above the real value.

My buyer will be leaving to return to Texas tomorrow so please call me before he departs so he can look at your lot. This is his second trip here and probable his last before closing on a purchase at Lakewood.

At this point he would even consider a lakefront home if yours is not already on the market as we looked at several listed houses at Lakewood during both visits.

Three late bids but this Lakewood foreclosure now under contract

A few days ago, I did a post about a new foreclosure at lakewood.

No one bid on the property until yesterday and 3 bids came in. Those bids were for $135,000, $165,000 and $167,000.

This house is now under contract for $2000 over list price. Now that is a good sign for our friends living in Dyersburg's Lakewood Subdivision!

Two different families coming to find a home in Lakewood next week

One family will be looking for a lakefront home in Lakewood beginning on Monday. They will be leaving town on Friday. I have a second family returning to look again on Tuesday and departing sometime Wednesday.

Another foreclosure in Lakewood

Yesterday I found out that an out of town real estate agent has a new foreclosure listing in Lakewood.The address for this house is 526 Walnut Lane. This is a 5 bedroom 3.5 bath brick home sitting on 1.5 acres and was built in 1988.

This house last sold in 2005 for $204,000 but is now listed for $191,800. Call me if you are interested in viewing or possible purchasing this property.

New Hud Foreclosure at Dyersburg's Lakewood Community

Hud completed foreclosure proceedings and now has this 3 bedroom house listed for sale. The list price right now is $160,000. This is a nice house in Lakewood but not on the water and does not have a basement. The address is 45 Cottonwood Lane.

New listing at Lakewood with over 300' of main lake frontage

Just listed a beautiful home on 2.3 acres nestled in the woods and on the main lake. This Dyersburg area lakefront home is in a very private setting with a long winding paved driveway.

Dyersburg's Lakewood Getting Back to Normal

Over the last several months, there have been many foreclosures in the Dyersburg area including a few in Lakewood.

Personally, I receive many of these foreclosures to sell for the asset companies and I am seeing a slowdown in foreclosures especially in the Lakewood community.

I know many of you Lakewood residents have been apprehensive about foreclosures in your neighborhood. In my opinion, we are near the end of foreclosures especially in Lakewood. Lakewood will soon be back to normal with prices back up(now at 2006 levels) so do not despair if you live in Lakewood because things are turning around.

Dyersburg Foreclosure in Lakewood

A couple of days ago I got a call from the listing agent for 38 Elm Lane. I had a client interested in this property but they got two offers on it before we could get there.

They accepted one of the offers and all the other parties went somewhere else. Now, the accepted offer has collapsed and owner so motivated to sell that they have agreed to fix the plumbing leaks in the basement and repair the sheetrock damage resulting from the leaks.

Not only are they doing this but they also replaced the electrical service that was damaged by a storm.

The original price was $160,000 (as is) but now the property has been reduced to $142,500 and major repairs completed or being completed right now. This is a 4 bedroom 3 bath home with over 4000' of living area and has lots of lake frontage.

In my opinion, this is a fantastic buy and I would be happy to assist you with this purchase. I bet this can be purchased for somewhere around $130,000.

Possible foreclosure coming in Lakewood

A couple of days ago I was asked to complete a brokers price opinion on a house(on the water)in Lakewood near Dyersburg.

This home is one of the finest in Lakewood and this could become a foreclosure. If that happens, I should get that listing. This home is very nice and the price range of value is somewhere around $400,000.

Chicago family looking to relocate to Lakewood near Dyersburg,Tn.

A few days ago, I spent the whole day with a family from Chicago. Their daughter is going to college near St. Louis and they want to be within 2-3 hours of her.

I got a call from Ed about 3 weeks ago and he told me he was watching our video about Lakewood(a button for that is located over on the right side of Lakewood blog).

Ed told me he really liked what he was watching and he and his wife decided that they want to retire to Lakewood and live "on the water's edge".

We looked at several homes and they really liked one but they told me to keep my eyes open for others that might be just what they are looking for.

Clients want "lakefront" in Lakewood(near Dyersburg,Tn)

I showed a family a few homes in Lakewood on New Year's eve. They really wanted to find a one level with lots of water frontage.

Two of the homes we looked at were multi-story.

This family is empty nesters so can downsize some from the house they own now in Wisconsin.

Lakewood house wanted by transferee

I received a call a few days ago from someone wanting to relocate to the Dyersburg area.They mentioned wanting to live on a lake so I told them Lakewood is where they want to be!

They have been reading through this blog and hopefully watched the video I shot of Lakewood!

They indicated that they may be willing to live just off one of the lakes and want to stay in the price range of $200,000-$225,000 but may be able to spend a little more for a nice home on a lake.

I know the national news says that real estate is bad everywhere but that is not really the case for the Dyersburg Tn real estate area market.

Lakewood home drastically reduced!

Back in September 2007 I had a post here about a new listing that I thought I should have gotten.However another company was given this listing(I believe they gave owners higher value ). Anyway, this is a 4 bedroom 3 bath with basement.

This brick home was built in 1996 but has had several improvements done over the years.This home has 3456 sq feet of heated and cooled area and over 5000 total sq feet under roof. Back when I did my own estimate of value, it came in at $235,000.
This home was listed for much more than that but now relocation company is ready to
"let it go".
It is now priced at $221,500. This is a real value!
