Dyersburg's Lakewood Getting Back to Normal
Over the last several months, there have been many foreclosures in the Dyersburg area including a few in Lakewood.
Personally, I receive many of these foreclosures to sell for the asset companies and I am seeing a slowdown in foreclosures especially in the Lakewood community.
I know many of you Lakewood residents have been apprehensive about foreclosures in your neighborhood. In my opinion, we are near the end of foreclosures especially in Lakewood. Lakewood will soon be back to normal with prices back up(now at 2006 levels) so do not despair if you live in Lakewood because things are turning around.

Dyersburg Foreclosure in Lakewood

A couple of days ago I got a call from the listing agent for 38 Elm Lane. I had a client interested in this property but they got two offers on it before we could get there.
They accepted one of the offers and all the other parties went somewhere else. Now, the accepted offer has collapsed and owner so motivated to sell that they have agreed to fix the plumbing leaks in the basement and repair the sheetrock damage resulting from the leaks.
Not only are they doing this but they also replaced the electrical service that was damaged by a storm.
The original price was $160,000 (as is) but now the property has been reduced to $142,500 and major repairs completed or being completed right now. This is a 4 bedroom 3 bath home with over 4000' of living area and has lots of lake frontage.
In my opinion, this is a fantastic buy and I would be happy to assist you with this purchase. I bet this can be purchased for somewhere around $130,000.

Chicago family looking to relocate to Lakewood near Dyersburg,Tn.
A few days ago, I spent the whole day with a family from Chicago. Their daughter is going to college near St. Louis and they want to be within 2-3 hours of her.
I got a call from Ed about 3 weeks ago and he told me he was watching our video about Lakewood(a button for that is located over on the right side of Lakewood blog).
Ed told me he really liked what he was watching and he and his wife decided that they want to retire to Lakewood and live "on the water's edge".
We looked at several homes and they really liked one but they told me to keep my eyes open for others that might be just what they are looking for.
Here is their perfect retirement home at Lakewood:

3. preferable brick but would consider others
4.on the water(a must)

This family is empty nesters so can downsize some from the house they own now in Wisconsin.

Lakewood house wanted by transferee

They indicated that they may be willing to live just off one of the lakes and want to stay in the price range of $200,000-$225,000 but may be able to spend a little more for a nice home on a lake.
I know the national news says that real estate is bad everywhere but that is not really the case for the Dyersburg Tn real estate area market.

Lakewood home drastically reduced!

Back in September 2007 I had a post here about a new listing that I thought I should have gotten.However another company was given this listing(I believe they gave owners higher value ). Anyway, this is a 4 bedroom 3 bath with basement.
This brick home was built in 1996 but has had several improvements done over the years.This home has 3456 sq feet of heated and cooled area and over 5000 total sq feet under roof. Back when I did my own estimate of value, it came in at $235,000.
This home was listed for much more than that but now relocation company is ready to

Fishing good at Lakewood



This past weekend my family and I along with some friends got invited to fish at Lakewood. This is the same place I have been fishing and telling our readers about. In the pictures you will see my wife(and a friend) with a slab crappie she caught. My daughter is in another picture and our friend's daughter is in the other picture.
We fished off the dock and caught between 30 and 35 bream,bass and crappie. This lake is located across the street and just down about 50 yards from the lot I just listed at lakewood(I discussed this lot in last post). I believe if you built a 2-story home on this lot you could view the fishing on part of this small lake.
Lakewood is so peaceful and quiet and the residents very nice and friendly. If you are considering relocating to a great area of the country and want lakefront or lake access, then look no further than Dyersburg,Tennessee and the Lakewood community.

New lot listed at Lakewood and recent sold

I listed a lot today at Lakewood. This is a 1 acre lot located on Oak ridge road right next to a home that recently sold in Lakewood. That address is 460 Oak Ridge road. This lot is priced to sell at $19,900 and it has lake frontage(but obscured by mature trees). This is a nice building lot with most of the rear part of the lot covered with trees. I anticipate selling this lot pretty quickly because of the location and ease to build on this lot.
The house that sold next door has 2567 sq feet of heated area and a walk out basement. It is located on 1.25 acres and is a 3 bedroom 2.5 bath home. This Lakewood home sold for $181,000 which was a little low but owner had been transferred and owners were really motivated to sell.
