Clients want "lakefront" in Lakewood(near Dyersburg,Tn)

I showed a family a few homes in Lakewood on New Year's eve. They really wanted to find a one level with lots of water frontage.

Two of the homes we looked at were multi-story.

This family is empty nesters so can downsize some from the house they own now in Wisconsin.

Lakewood house wanted by transferee

I received a call a few days ago from someone wanting to relocate to the Dyersburg area.They mentioned wanting to live on a lake so I told them Lakewood is where they want to be!

They have been reading through this blog and hopefully watched the video I shot of Lakewood!

They indicated that they may be willing to live just off one of the lakes and want to stay in the price range of $200,000-$225,000 but may be able to spend a little more for a nice home on a lake.

I know the national news says that real estate is bad everywhere but that is not really the case for the Dyersburg Tn real estate area market.

Dyersburg Tn lakefront rental coming up in Lakewood

We have a rental at 785 Oak Ridge Road in Lakewood coming available August 1st, 2008.

This home is on the water and has a dock!

The monthly rental amount is $1250 and the deposit is $650.

Lakewood home drastically reduced!

Back in September 2007 I had a post here about a new listing that I thought I should have gotten.However another company was given this listing(I believe they gave owners higher value ). Anyway, this is a 4 bedroom 3 bath with basement.

This brick home was built in 1996 but has had several improvements done over the years.This home has 3456 sq feet of heated and cooled area and over 5000 total sq feet under roof. Back when I did my own estimate of value, it came in at $235,000.
This home was listed for much more than that but now relocation company is ready to
"let it go".
It is now priced at $221,500. This is a real value!

New Lakewood secretary and personal assistant

Why so many readers of Lakewood blog?

New Lakewood resident

This post is for all you Lakewood residents reading this blog. My new California people are moving in today at 785 Oak Ridge road. I spent some time with them yesterday and told them how friendly many of the Lakewood residents are. I also encouraged them to join the homeowners association there.

I would like to take this opportunity to thank all the readers that called inquiring about this "Lakewood" home. I now have a family moving here from California who are leasing this fine home.

This family has indicated to me that they would like to find a lakefront home to purchase here. There are 3-4 non lake front homes available at Lakewood but no lakefront homes available on the MLS to purchase.

Fishing good at Lakewood

This past weekend my family and I along with some friends got invited to fish at Lakewood. This is the same place I have been fishing and telling our readers about. In the pictures you will see my wife(and a friend) with a slab crappie she caught. My daughter is in another picture and our friend's daughter is in the other picture.

We fished off the dock and caught between 30 and 35 bream,bass and crappie. This lake is located across the street and just down about 50 yards from the lot I just listed at lakewood(I discussed this lot in last post). I believe if you built a 2-story home on this lot you could view the fishing on part of this small lake.

Lakewood is so peaceful and quiet and the residents very nice and friendly. If you are considering relocating to a great area of the country and want lakefront or lake access, then look no further than Dyersburg,Tennessee and the Lakewood community.

New lot listed at Lakewood and recent sold

I listed a lot today at Lakewood. This is a 1 acre lot located on Oak ridge road right next to a home that recently sold in Lakewood. That address is 460 Oak Ridge road. This lot is priced to sell at $19,900 and it has lake frontage(but obscured by mature trees). This is a nice building lot with most of the rear part of the lot covered with trees. I anticipate selling this lot pretty quickly because of the location and ease to build on this lot.

The house that sold next door has 2567 sq feet of heated area and a walk out basement. It is located on 1.25 acres and is a 3 bedroom 2.5 bath home. This Lakewood home sold for $181,000 which was a little low but owner had been transferred and owners were really motivated to sell.

New lakewood listing!!!

Last week I was out of town attending the Tennessee Association of Realtors annual convention in Destin,Florida. I really learned alot of helpful information that will make me a better realtor.

While I was there, another realtor listed a home in Lakewood. This is a 4 bedroom 3 bath home on one acre. It has a 2 car garage and this home "has" lake frontage.

The living room is vaulted and it has a gas fireplace. There is a storage building, deck, and wood steps w/rails leading to the waters edge.

This fine home has 4294 heated sq feet and 4822 total sq feet.

I believe this is the only listed lakewood home with lake frontage. The price of this home is $289,000 but if you are interested in this home, let me know and we can view it and I will perform a market analysis to tell you what this home is really worth.

no new lakefront listings

Sorry it has taken me so long to get back with an update. For the last two months there has been no new "lakewood" listings to tell you about. For the last 6 months, there has been no new "lakefront" listings(homes or lots) to discuss for you online.

I assume that all the lakefront homeowners in Lakewood are content to stay right where they are. We do have some homeowners relocating out of Lakewood(not lakefront) that we have already discussed in previous posts.

If you are a homeowner(lakefront especially)in "Lakewood" and are considering relocating, please give us a call. We have several inquiries each week from people looking for lakefront properties. I had an e-mail inquiry just this morning asking me where Lakewood is located and asking specific information about the lakes.

Here is a new listing at Lakewood (465 Oak Ridge Road)that is not on the water. I viewed this house a couple of weeks ago and tried to list it. However, they have listed it with another company who gave them a higher value. I will have to admit that this home is very nice with lots of amenities.

There is 2 bedrooms on main floor and two bedrooms upstairs. This home has 3 baths, a wood burning fireplace,nice kitchen, hardwood floors, basement garage parking,1 acre,circular drive,corner lot and the list goes on.

3 new listings at Lakewood

There are 3 new listings(in Lakewood) that I want to share with my readers. The highest priced one is $210,000(first picture) and it is located at 620 OakRidge Ext. This is a four bedroom,three bath brick home. This home was built in 1994 and features 2788 sq feet heated and cooled area and 2900 sq ft under roof. The basement includes a two car garage and workshop area. The one acre lot touches the lake but you cannot see that lake because of all the trees behind the house(lake is behind house also). If you pay the $200 annual homeowners membership fee then you will have access through the members gate on the main lake.

The second listing(second picture)is a four bedroom, two bath brick home built in 1993. This home has 2791 sq ft of heated and cooled area and 3370 sq ft total under roof.It is located at 33 Holly Lane and sits on 1.05 acres. This home is also surrounded by trees and has no view of the lake. This home is located on a cul de sac and is priced at $199,900.

The third listing(third picture) is also priced at $199,900. It is a brick three bedroom two bath home(with two car garage) on a corner lot(1.5 acres). It was built in 1991 and features 2582 sq ft heated and cooled area and 3290 sq ft under roof.This home is also not on the water but with membership you would have full access to all the lakes.

Lakewood fishing rodeo

This Saturday May 12th, the Lakewood property owners association(LPOA) are having their annual fishing rodeo. This tournament is for Lakewood homeowners only. It begins at 6am and ends at 2pm.

I have a family wanting to relocate here from Lakeland,Tennessee. Their request to me is to find them a nice wooded lakefront lot at lakewood. Fishing rights

I have had a few of our readers call me to inquire about how to get permission to fish at Lakewood. I told them that I go fishing with a member of the association and fellow homeowner at Lakewood.

If you are part of the association at Lakewood, do you have a provision in your bylaws for associate membership that would allow a non homeowner to fish providing that he paid a certain fee each year. Please contact me if there is a provision for that. If not, perhaps you should consider that as a way to fund extra improvements at Lakewood.
