The Lakewood house at 108 Beech Circle has sold. It sold for $175,000 and closed on Friday. There are a few houses left for sale at Dyersburg's lakewood subdivision but only one right now that I really love.

69 Oak Ridge is a 4 bedroom, 3 full & 2 half bath brick 2 story with a basement that includes parking for 2 cars.

The lot size is one acre and it sits on lakewood's second largest lake. This house is listed for $265,000.The heated and cooled sq footage is 3503' and this home was built in 1992. New Lakewood Home For Sale Priced "Right"



A few days ago, I visited with the co-owner of 108 Beech Circle in Dyersburg's Lakewood Subdivision. He and his sister just inherited this home from their cousin. That owner had completely remodeled this home inside and out and built a master suite on the main level. The old master suite is upstairs and it is pretty nice also. That owner replaced all the outside windows, installed new vinyl siding, replaced the roof, and replaced all(we think)of the ac units and added an additional ac unit for the new master suite.

I did a market analysis for the owners and my value came in at $191,068.68. We discussed a strategy to get this home sold and he came up with the list price of $179,900 which is way under the value I came up with.

This home has 4 bedrooms and 2 baths upstairs, master suite(with jet tub and large walk in closet), dining room, living room, 1/2 bath, nice office on main level. There is also a partial basement.

Dyersburg Lakewood Home Wanted and I Have a New listing Coming Up

I have been working with a young family for a few months and they have definitely decided that they want to purchase a Dyersburg Lakewood home.

We looked at a beautiful brick home on Oak Ridge yesterday that I thought was perfect for them. The only negative from the wife was having to carry groceries up the stairs from the basement parking. The husband and I both loved the home. It is a brick 4 bedroom 3 bath in perfect condition.

So, now I am looking for a brick one level or 2 level with parking on first ground level with at least 3000' heated and cooled area and at least 4 bedrooms and perhaps a bonus room. If you match this description and have been considering selling your Lakewood home, this just might be your chance.

Lakewood's Newest and Most Expensive Foreclosure





Sitting on a gorgeous 4.75 acre lot is Lakewood's newest and most expensive foreclosure. This is a 5 bedroom and 3.5 baths brick home built in 1992.

The owners that lost it paid $419,900 and it is currently accessed at $421,400.

This home sits on the main lake on a peninsula and has lots of lake frontage.

Besides the main level there is a basement and an upstairs. Currently the house is listed by Randy Lankford for $248,000. It was reduced in the last couple of days from $266,000.

The owner(bank) bid in $356,254 at the foreclosure auction at the courthouse. This amount is probable the amount that is owed to them.

Dyersburg's Lakewood Waterfront Lot For Sale












Earlier in the year I advertised and sold the lot at 126 Walnut Lane Extended in Dyersburg's Lakewood Subdivision.

The previous owner had already cleared the lot and dug the basement and poured the footer. With the septic tank permit about to expire(purchased by previous owner) this current owner had the septic tank and fill lines installed.

The lot sold for $20,000 because the previous owner no longer wanted to build. I am not sure why but now the new owner has decided not to build and wants to sell this beautiful Lakewood waterfront lot(1.3 acres).

I am contacting all my contractor buddies because this is a beautiful piece of property and because it is priced for a quick sale at $25,750,it should sell pretty quickly.

We have house plans drawn up by Gregson Blueprinting that are part of the documents associated with this property.

Almost one year ago I sold a lot on Cherry circle(on other side of Lakewood) and my client just completed building his new Lakewood home. This lot is compariable with that lot except the septic tank and fill lines are already installed and that lot sold for $26,000.

Of course you know which direction I was trying to steer them; Lakewood. They did have a difficult decision and there are 2 houses at Lakewood right now that they would have made offers on if the Dyersburg deal had not worked out.

My New Lakewood Clients Arriving Later Today

One of my favorite places to sell homes is in Lakewood. Because I am so passionate about the Lakewood community, I believe some of that rubs off on my clients.

Another Lakewood Home Just Sold

The house sale at 65 Maple Circle in Lakewood just closed. It sold for $145,900 and it is 3 bedroom 3 bath home with 1517' heated and cooled area and also has an unfinished basement.

The last sale before that is 155 Juniper Circle which sold for $152,000 on December 21,2010.

As you can see houses are beginning to sell again in Lakewood. I went on a listing appointment in Lakewood on Saturday and should know within a day or so if I got the listing. If not, I will still tell you about it once it is listed.

Dyersburg,Tn Lakewood House Sold

As I mentioned in my last post, 155 Juniper located in Dyersburg's Lakewood community is now sold.

I sold this home to a family moving here from Huntingdon,Tn. They got a really good deal(price $152,000).

Another great deal is still available at Lakewood and this one is on the water with over 300' of lake frontage(on big lake). 698 Oak Ridge has a new roof, new central heat and air, new handscrapped hardwood in family room and master bedroom, new appliances and duroceramic tile in the kitchen and the list can go on and on.

Dyersburg,Tn Lakewood Beautiful After a Snow

After church this morning I drove out to Lakewood(near Dyersburg) to look at how beautiful it is after the snowfall last night. The area out there reminds me of Knoxville because of all the hills except these hills wind through and around 5 different lakes. Perhaps a homeowner will read this and send me a picture to post here.

Another reason for going to Lakewood today was to show my wife the house at 155 Juniper which I am selling to a client(should close this week). I still have a great deal at 698 Oak Ridge and if you are looking to build a new home in Lakewood then the lot already excavated on Walnut Extended.

This morning I pulled up my foreclosure blogsite and found a new foreclosure located at Lakewood(near Dyersburg,Tn)

This home is located at 115 Aspen Circle and is a 3 bedroom 2 bath with attached 2 car garage.This house has 1978'heated and cooled area and was built in 2000. The previous owners bought this house in 2003 for $132,000 and the courthouse has it accessed at $151,000. It is value priced at $127,900.

Waterfront Lot For Lakewood Client

A few weeks ago I wrote a post about a client requesting a nice building lot on the water. Two different lot owners at Lakewood have contacted me about selling this client their lot.

I called my client this morning to discuss both of these options for him but he is unsure if he will relocate to west Tennessee or east Tennessee. I did give him all the information both of these lot owners provided me.

Let me share their information here in case others are looking for a lot on the water in Lakewood.

The first lot owner actually owns 2 joining lots which are on one of the smaller lakes. They are 1 acre each for a total of 2 acres. The price for both will be somewhere around $60,000. These two lots together have lots of lake frontage.

The second lot owner called me this morning while I was at McDonalds. He purchased a nice lot on the largest lake in Lakewood and did extensive work on it. He even dug a basement and dug and poured a concrete footer. He has the house plan available that he was planning to build on this lot. This lot is also on the water and all work such as locating fill lines, etc. has been completed. He told me this lot could be purchased "right". The reason for him selling is because he purchased a Lakewood foreclosure and fixed it up and moved into it.

Lakewood Homeowners Association Yard Sale And Fishing Rodeo

My secretary Donna Wright just asked off early tomorrow to prepare for the annual Dyersburg Lakewood Homeowners Association yard sale.

The advertised time for this yard sale is this Saturday May 8th from 9-12. The location is all through out Lakewood at the individual homes.

In addition to the yard sale, the annual fish rodeo is also this Saturday with weigh-in no later than 2pm. Too bad my friend James already caught the "big one"!

Big Fish Caught at Lakewood




My friend James Wright called me Sunday all excited about a little fish he caught. He lives on Elm Lane and is located on the 4th largest lake in Lakewood(near Dyersburg).

James said he saw this fish swimming near the bank and his dock several times Sunday so grabbed his rod and reel and jitterbug lure.

I just hope there is one more left for me to catch!
